Why you need the help of a real estate broker?

Taking the help of a real estate broker is a wise decision while selling or buying a home. If you want to sell your home you need to list your home under a real estate listing agent and also have to hire a real estate broker who will help you showing your home to the buyers. If you want to buy a home then also you have to hire a broker in order to get the list of the properties according to your requirement.

Real estate broker is a well known word in the present real estate market. Without a broker you can’t get the best option if you are buying or selling a home. A broker generally helps a seller to get potential buyers for his home according to the terms and conditions of the seller. Some times, he also represents the terms and conditions on behalf of a buyer in selecting a home. In this transaction, the only profit of a broker is he gets a commission of five percent to seven percent of the final selling price.

The most important thing is that before hiring a broker, you have to know details about the broker. A certified real estate broker has to complete a course on real estate law and he must be license holder to act a broker.

Some important services provided by a real estate broker is document preparation, guidance and consultation, property appraisal, property listing and advertising, handling sale negotiation and drafting closing records.

A real estate broker is just like intermediaries between sellers and buyers. If you are in search of the real estate brokers to buy or sell your house, you can get detailed information from any recognized organizations like National Association of Real Estate Brokers (NAREB)

Learn More about Why You Should Trade Forex

It seems that recently almost everyone has started trading Forex. Why has it suddenly gained in popularity and what does it offer that trading stocks, options, and futures doesn't?

One reason for the sudden burst of interest is the fact that Forex has only recently become accessible to the lay trader thanks to a number of user friendly online platforms. Before these were made available to the public, Forex trading was done almost exclusively by large banks and institutions. While some traders have looked into Forex for the sheer novelty of it there are several very good reasons why traders are suddenly flocking to the Forex market.

One of the most exciting aspects of the Forex market is that it is running around the clock. While there are busier and slower periods in the marker it essentially runs 24 hours a day. From 5pm Sunday EST the market starts its week beginning with action taking place in the markets in Australia and Asia and moving to Europe and then America as the day goes on. With the market running throughout the day you can trade part time in the evenings or whenever you find the time and still manage to turn a nice profit. Trading Forex also allows you the freedom to work from anywhere that you have a computer and an internet connection.

Another great thing about Forex is that most of the brokers do not charge additional fees for online or phone trades and the cost of forex trading is substantially less than in other markets.

Many who trade Forex also enjoy the high margins which are made available to traders. This allows even smaller traders the opportunity to make quite a substantial amount of money. The most common margins offers are 50, 100, 150 with some brokers offering up to 200 to 1 on trades. While some may be frightened by amount of leverage offered it is necessary in the Forex market where the major currencies are moving less than 1% whereas stocks can easily move as much as 10%.

While at first the sudden interest in Forex may seem unusual there are several very good reasons why most traders would do well to look into the market and learn more about how to trade forex.

Score a U.S visa for $500,000

EB-5 visa program which is scheduled to expire by the month of September can be saved with this new policy of investment by immigrants. A bipartisan group of senators is trying to save EB-5 immigrants with this program.

In this program, the foreigners who invest $500,000 in struggling areas will get a temporary visa and if an investment can offer at least 10 jobs for US workers, the temporary visa changes to permanent green card. As per the record, last year, more than $400 million was invested in U.S ventures by EB-5 immigrants.

Though some consider this program unfair as foreign investors can buy a permanent green card, however local officials think the program is a great and effective way to develop the struggling areas.

"It puts us on the map," says Tim Sheehy, president of the Metropolitan Milwaukee Association of Commerce."EB-5 gives foreign investors the opportunity to consider a market that they probably wouldn't look at otherwise."

Across the country there are 46 regional centres offering investment in almost everything from ethanol plant to Napa Valley Vineyard.

Investing in foreclosure properties

If you talk about investment, one of the best investments is investing in foreclosure real estate. As per the current market it's the best time to make small investment by purchasing foreclosure home for personal purpose as well as business purpose. One can purchase now to resell later for a good return.

Many upscale properties are going into foreclosure in this difficult economy, proving the notion that you can get a home only in crime-drives areas false. Beach side home and posh areas homes and now included in foreclosure.

Another point is that not all foreclosure properties are previously owned. Many foreclosure homes are new. Usually such home appears in national list. Many mid-scale and upscale homes are left for purchase. This is due to slow economy. Builders stop payment of construction loan without finding buyers for their homes which results this homes going into foreclosure.

It's time to buy a home for those you are willing to purchase a home for residential purpose and as well for those who want to invest in real estate, for rental and resale purpose.

Great American cars at low price.

Present economy and low auto sale have brought the price down for some great American cars. The auto sale counts are such low that car manufacturers and dealer have decided to low down the price to get the things moving again. Now you can get some great cars at really amazing prices. This is the right time to buy a car if you are planning to get one.

We are aware of the present market status and fear to invest or hesitate to purchase a new thing even if we get it for an unexpected price. As our economy is in recession, we tend to save money and spend as less as we can, however, you won't get such offers when the market go up and our economy will get back to normal again. So in my opinion it's the best time to purchase a car if you plan to buy it later. You can go for a car loan and get it now.

As per the real-world pricing data by Vincentric for AOL Autos, many American trucks and cars prices are going down below dealer's wholesale price. This includes some top most and competitive cars.

Check out few cars and their prices:

What affects the cost of Health Insurance?

Health insurance is just another form of insurance like car insurance and home insurance. It is another type of protection that covers you against unexpected expenses that can arise from injury, accident or illness. It's a smart investment. You pay a little to get more out of that when you are in need.

There are various plans of health insurance and you need to choose as per your requirement. The premium amount will vary on the plan you choose. Actually there are few other things which affect the premium amount. It's your personal habits that affect the cost of medical insurance.

Here I will discuss three major personal habits that could greatly increase the premium amount that it cost to purchase the medical insurance policy.

1. If you drink alcohol regularly, you are just reducing your lifespan. If you are not a regular consumer of alcohol, it won't affect your health so much, but over consuming it may cause you to pay more for your health insurance. Are you really willing to pay more for health insurance so that you can consume alcohol?

2. If you are a smoker or use any type of tobacco products, the insurance company is going to raise the premium for health insurance as high as they can. Tobacco causes everything from cancer to heart disease. If you are a user of tobacco, expect to pay more premiums for health insurance cover.

3. If you are overweight, you may have to pay more for insurance. You must have noticed that while filling up the form, insurance company ask for your height and weight. If your weight is more in proportion to your height, insurance company can charge more for your premium.

There are other personal habits that can affect the cost, but these are more common that I found. If we can avoid these three habits, we can save money while purchasing a health insurance.

Tips for chosing a car insurance

Insuring your car is as important as insuring your life. Purchasing a car is one of the life's biggest investment one make and we must think about the security of our investments. So it's always advisable to get your car insured. In this article we will discuss about the point you should consider before purchasing insurance for your car.

1. Look for a insurance company offering the best deal. You can save a minimum percentage on the premium amount. For that you have to shop around. Compare offer policies by different company. Some policies are cheaper but then you might find a difference in cover amount. So before you purchase a policy for your car, make sure that you have chosen the best one.

2. Another thing that you may consider is no-claim bonus. It's not similar for all companies. You must check if before getting into it. Protecting no-claim bonus may cost you a bit more, that is your premium amount may go up for few dollars, however, it's very beneficial in few cases.

3. The policy should be in the name of a regular driver. However you can go ahead to add someone for few days

4. Try not to add a young driver for the policy, as in that case you may not be able to get no-claim bonus.

Though we invest in purchasing insurance for our car, but I always wish not to face such situations to get benefit of the policy. Please take a advance driver's course before you sit on the drivers seat.

Please add other points that you think of in your valuable comments.

Getting your house ready to sell- follow few tips to attract buyers

Preparing to sell your home? Know the basic tips, how you can make your home attractive and comfortable for buyers. The very first thing you need to do is disconnect emotions for your home. I know it's not easy to do, but you need to think your home as a property, real estate. Furnish your home in such a way as it's for everyone. It's anonymous. Remove all family photos and other collection that show your personality and ownership. This is because the buyer should get a view like a potential owner. They should not feel like invading your personal property.

Remove clutters from your home, especially from the kitchen. Empty the cabinet and drawers of your kitchen. You must have seen buyers usually open the cabinets and drawer and check if there is enough space. Try to have as much empty space as possible. Clutters in home gives a negative message to buyers. Get rid of junk if your drawer is full of that. Put the clothes and shoes in a box that you wear seldom. I mean to say the extra clothes and shoes that you wear rarely and can make without it some few days. Don't have too much furniture in hall or living room. Keep only those which is required for personal need. Also place the furniture in a proper manner so that it gives and illusion of space.

Do not spend money in remodeling. Rather you can pay for some repair work and improvement. Make sure everything in the house is working properly like water pressure, the hot and cold water nobs, flush, door bell, handles, switches, fan & lights...etc. Hire cleaning crew to clean your home at a regular interval. Paint the house so that it gets a new look. If your carpet appear old and worn, hire a carpet cleaner to clean it. Replace broken floor tiles, if any. Make sure the doors and windows open easily. Also check if any windowpanes is broken. If yes, then replace it.

Now check the exterior of your house. Have a look from outside, how your home is appearing to you. If it's look faded or tired, you may consider to paint it. The lawn should be well watered, freshly edged and it's free of dirty spots.

This should be enough for giving a new look to your home. If you think of a new idea or tip that can be attractive to buyers, just implement it. All we want is to get a good price for your home.

Want to invest in Real estate?....know the options

Real estate investment is getting more popular over last few year. Here you get many options to choose for making big gains. The first thing that you will require is enough money to invest in. You must be financial sound so that you can invest in different properties. The second thing to note is the location of the property you are investing in. Its better to research before purchasing a land or home. Get information on current value of the property and also the increasing value in last 2-3 years. This will help you to get an idea about profit you can make from a particular property.

In this article I'll discuss different ways of investing in real estate.

Rent a property: Here your property is rented to a tenant. You charge a monthly rent from tenant that can be more than the cost of maintaining the property. The extra money you get after deducting all other expenses related to your property is your profit. The other expenses includes, paying the mortgage, taxes and the maintainance cost. In case of mortgage, the strategy should be patience and charge a rent only to cover the expenses until the mortgage is completely paid. Once the mortgage is paid, you became owner of the property with all rights. Though it's profitable for you to rent a property, there are many responsibilities that come along with being a landlord. Your time and work is devoted in maintaining your property or investment.

Real Estate Investment Group: If you want to rent your property but don't want to take responsibilities of a landlord, real estate investment group is the best solution here. This groups buy a set of apartment blocks or condos and then sell it to the investors. One is allowed to buy multiple units, but the company or investment group collectively manages all the units- maintainance, advertising and tenant. For this service of management they take a percentage of
the monthly rent. It is advisable to research by investing in such real estate investment groups.

Real Estate Trading: Real state trader buy and hold a property to sell it later to get a high value. A property can be hold for a short period of time or can be longer. This way of making profit is also known as flipping properties and its based on buying property either at a low cost or are in a very hot market. Generally, the property is sold as it was bought. Flippers don't actually spend money on the property to improve it. Well second type of flippers are also there. They sell the property after alteration so that it can be sold at a high cost. In this case it might take some time to make improvement.

This are few examples of real estate investment. Beside these there are several types of investment in Real estate like Real Estate Investment Trust(REIT) and leverage. It's not always that you will make profit in such investments. So the best thing to do before buying any propety is to research for the cost and benefits and make careful choices.

Dividend stock--- low risk investment in stock market

Dividend is a payment made by the company to the share holders. When a company earns more profit, they can either re-invest that in business or distribute it among the shares holder as dividend. It can be either or both. Means, a corporation can re-invest half of the profit in business and distribute the other half. The dividend offer by company is usually paid out quarterly.

There are different forms of dividend payment.

Cash: In this case you will receive a check for your dividend amount form the company.

Stock: Here you won't get cash, but get additional stock shares as per your dividend amount.

When you get dividend in cash, it's taxable, but in the case of stock tax is charged only if it get sold.

There must be a declaration date on which the Board of Directors announces dividend. On this day, the Board will also announce the dividend's size, ex-dividend date and payment date. Once the dividend is declared, the company is legally liable to pay it. The declaration date in U.S. is on the third Friday of the listed month, however it may fall on Thursday, in case there is a holiday on Friday.

As a beginner we should look for the stocks with minimal risk of dividend cuts and other negative factors with high probability of dividend getting increased. Always looks for stocks which has more than 3 percent dividend yeild and also look for the companies with low-debt.

If you are looking for a low risk investment in dividend stock, check the companies record for last 5 years if they are paying dividend every year. Also pay attention to companies earnings growth.

Investing in shares

If you are planning to invest in share market, you need to have a proper planning and strategy, so that you can make profit. As a beginner you may lose some funds, but make sure that you don't lose much. So the first thing I'd personally suggest is to keep watch on stock market for few days so that you can judge for a profitable share. Check the ups and downs in the face value of shares for different companies. You can also invest on dividend stocks.

Dividend stocks are those which pay a yearly dividend apart from profit that you make by selling. Generally, on holding a share, you can advantage from profit of the company and dividend. Dividend is a part of a profit distributed by the company. Say a company distributed 50% of the profit as dividend. So if the profit of a company is 1 crore in 2006-2007, Rs 50 lakh will be distributed as dividend and will be divided by the number of shares that the company has.

Now the question is how will you start buying shares? There are two ways to purchase share.

1. Using a brokerage: The is a most common method of buying share by using a brokerage.

2. DRIPs & DIPs: Dividend reinvestment plans or direct investment plans are plan by which Individual companies allow shareholders to purchase share directly from their company. Its a great way to invest a small amount of money.

Now you can go ahead to check stock market status and plan to invest in shares.

Mutual fund.......investment at low cost and risk.

Mutual fund is just like a Mall where you get most of the things under one roof. The only difference is you don't need to visit each store or counter for different things. It's all done by the fund manager. It's a collective investment scheme where the funds of many investors are collected together and invested in bonds, stocks, short-term money market instruments, and other securities. The profit from these investments are then shared by its units holders in proportion to the number of units owned by them. In my opinion, Mutual funds is the most suitable investment for a beginner or common man, as the funds here are invested in a diversified and professionally managed way at a very low cost and risk.

Let me list the advantages of investing in a Mutual fund. Here it is:

. Proffesional management
. Convenient Administration
. Diversification
. Low cost
. Transparency
. Return Potential
. Liquidity
. Choice of schemes
. Flexibility
. Well Regulated
. Tax benefits

Now a days Mutual funds are becoming more popular. The main reason behind this is the disappearence of traditional pension funds. Workers used to depend on their employer to get certain amount for the duration of their retirement. Now it's their responsibility to manage their own money. Till last year (2007) approx 44 % of US households invested in Mutual fund.

We should keep an account of our income and expected expenditures to manage financial status. For money to grow, the best way out is to invest them. The rate of investment should be more than the rate of inflation in order to make profit. Investment should be done as early as you can and at regular intervals. And both for the long and short terms. In personal finance you can use your funds for the purchase of shares or any other collective investment plans. It can also be used for the buying of assets. You can invest on Real estate. Here your fund is invested to purchase property, which you can use for your personal purpose or rent out to make it a source of income. This investment is subject to capital profit or loss as the value of property may vary. Investments can be done in money market securities, mutual funds, common stocks, and bonds, direct public offering (DPO) and initial public offering (IPO). One should try not to get in bad debts. Also one should keep track of his credit report.

In the family, death of any earning member gives a severe financial shock. Such situations can be covered by opting for a life insurance policy. Also commodities like cars, houses..etc can be insured as their accident destruction can be a risk. In this way also you can manage your personal finances. We should plan taxes at the beginning of current year to avoid be burden by investment load. One can save taxes by investing in mutual funds. Investing in real estate can also be very much profitable.
